Single sheet or sandwich?
Single sheet: cheap (75-160 MAD/m²), for unheated shed, carport, open building. NO thermal/acoustic insulation (+15°C under black sheet in summer, 70-80 dB rain noise). Sandwich: insulated, ideal for workshop, garage living, villa, office. ROI 3-5yr via AC/heating savings.
Min slope?
Standard ribbed: 7% (4°) min. Standing seam: 3% (1.7°). Totally flat impossible (water pooling = guaranteed corrosion/leaks). For 'apparently flat' modern villa: min 5-7% on hidden frame behind parapet.
200 m² roof cost?
Galvanized single: 15-24k mat + 13-26k labor = 28-50k total. Sandwich 40mm: 36-48k mat + 13-26k labor = 49-74k. Add metal frame if new: 200-450 MAD/m². Full villa 200m² sandwich: 89-164k all-in.
How to prevent corrosion?
1) Z275 galvanizing min (275 g/m² zinc, 30-40yr non-coastal, 15-25yr coast). 2) Coastal: prepainted + Z350 or AZ150 alu-zinc (40-50yr). 3) Stainless fixings only. 4) Neutral silicone joints. 5) No sheet/wet concrete contact without insulation. 6) Annual inspection.
Acoustic insulation?
Bare sheet: rain noise 70-85 dB (uncomfortable). PUR sandwich 40mm: 55-65 dB (acceptable). Rock wool 60mm: 40-50 dB (excellent, like tile). Habitable villa: MUST double with insulated ceiling (100mm rock wool) or choose rock wool sandwich panel directly.
